A Proctor Group Case Study – St. Sidwell’s Point, Exeter

The A Proctor Group has, for nearly 50 years, been serving the construction industry with an extensive portfolio of technically advanced thermal, acoustic and membrane products. St Sidwell’s Point in Exeter is the world’s first Passivhaus-certified, multi-zoned leisure centre. Designed by Space & Place Architects with Gale & Snowden and delivered by Kier, the £44 million project incorporates the A. Proctor Group’s Wraptite® external air barrier to achieve exceptional building fabric performance.

The leisure centre’s varied environments—from swimming pools to fitness studios—demanded precise energy management, with a target U-value of 0.14 W/m²K across steel frame, blockwork, and CLT wall systems. Wraptite, a self-adhered airtight yet vapour-permeable membrane, was installed externally to simplify detailing and minimise penetrations.

As a Passivhaus-certified component, Wraptite supported a pilot airtightness target of 0.4 m³/m²/h @ 50 Pa and helped deliver an impressive 0.3 m³/m²/h—equivalent to an opening the size of just 1¼ sheets of A4 paper for the entire building.

The Proctor Group provided on-site toolbox talks, mock-up panel training, and conducted detailed hygrothermal assessments, including advanced BS EN 15026 WUFI® analysis, to ensure moisture safety in high-humidity areas like swimming pools.

St Sidwell’s Point not only showcases sustainable construction on a large scale but also delivers long-term community value, supporting regeneration, skills development, and a healthier built environment for Exeter.
